The short version: Start with the Property Appraiser for ownership, parcel, exemptions and value; the Tax Collector for the current bill and any non-ad valorem assessments; the Clerk of Court for recorded deeds, mortgages and liens; the building department for permits; and county emergency management for evacuation zones. Each county runs its own offices, so the right link depends on where the parcel sits, not the mailing city.

Questions people ask about county records

What is the difference between the Property Appraiser and the Tax Collector in Florida?

The Property Appraiser identifies the parcel and owner, sets assessed and taxable value, and handles exemptions such as homestead. The Tax Collector bills and collects the property taxes and any non-ad valorem assessments on that value. Use the appraiser for the parcel facts and the collector for what is actually due.

Where do I find a recorded deed, mortgage or lien?

Recorded documents live in the official records search of the county Clerk of Court or Comptroller where the property sits. Search by owner name or instrument number, then confirm against the parcel record. A title company should still run a full search before any closing.

Does a mailing city tell me which county a home is in?

Not reliably. Mailing addresses follow postal routes, not county lines. Confirm the county on the Property Appraiser parcel record before relying on any tax, permit, flood or school information for the address.

When is the Florida homestead exemption deadline?

Apply with the Property Appraiser in the county where the home sits by March 1 of the tax year. If you are moving from another Florida homestead, ask that office about portability of your Save Our Homes benefit when you file.
