This tool organizes a housing budget, not a promise of an exact bill. It is designed for Florida buyers comparing cash or fixed-rate financing, including homes in The Villages, Wildwood, Oxford, Lady Lake and Ocala. Use parcel-specific inputs, not a city-wide tax percentage or an advertised payment.

What goes into a monthly or yearly ownership budget?

Start with mortgage principal and interest, ad-valorem taxes and insurance. Add HOA or condo dues, mandatory amenity fees, district bond debt and maintenance, other assessments, land lease where applicable, utilities and home-care services. Keep a separate repairs/replacement and emergency reserve. Unknown costs remain visible instead of becoming zero. This is not a complete household budget: food, health care, transportation and personal income taxes are outside its scope.

How the Florida homestead comparison works

Under the basic model, the first exemption is up to $25,000 of assessed value. The additional exemption applies only to value above $50,000 and excludes school levies. Its maximum is $26,411 for 2026, $25,722 for 2025 and $25,000 for 2024. At a $60,000 assessed value, only $10,000 of additional exemption is available, not the full maximum. Florida DOR annual amounts; Florida Statutes §196.031.

Calculation: school taxable value × school mills ÷ 1,000, plus non-school taxable value × non-school mills ÷ 1,000. Basic homestead does not reduce the separate non-ad-valorem assessment lines. A different homestead assessed-value override changes the comparison beyond the basic exemption.

On the November 3, 2026 ballot, Amendment 3 (CS/HJR 1-F) would raise the homestead exemption for non-school taxes to $150,000 in 2027 and $250,000 in 2028, with owners who are not Florida residents on December 31, 2026 getting the larger amount beginning with their fifth year of exemption, and would cut the yearly assessment cap on non-homestead property from 10% to 5%. Current law stays in effect unless at least 60% of voters approve it, and the basic homestead model here uses current law only; if approved, the amendment takes effect January 1, 2027. Why not use the seller’s tax bill?

The property appraiser generally reassesses after a change in ownership as of the next January 1. The seller’s tax bill can reflect exemptions and an assessment cap that do not predict your future bill. The purchase price is a rough starting assumption, not the appraiser’s determination. This calculator compares a full-year scenario, not closing-year prorations. Florida DOR homebuyer guide.

Does this calculate Save Our Homes, portability or senior exemptions?

No. Those require facts about ownership, timing, prior assessments and the specific taxing authorities. Enter an appraiser-confirmed assessed value where applicable, or use two official annual ad-valorem estimates. The tool does not forecast assessment caps, deduct special exemptions, decide eligibility or model partial ownership. Florida DOR exemptions and benefits.

What if I am buying for next year?

The automatic basic model supports only the displayed, source-checked years. It does not assume that 2026 exemption amounts or millages will apply to 2027. Switch to official annual tax estimates and confirm current rules and rates with the property appraiser. Both tax scenarios should refer to the same year.

How are The Villages bond, maintenance and amenity costs handled?

Enter the scheduled annual bond debt payment, not the payoff balance. Keep district maintenance and the amenity fee on separate lines. A paid-off bond does not necessarily remove maintenance charges. Check the property’s district and actual bills; this tool supplies no universal amenity fee. District government FAQs.

Will taxes or insurance be counted twice if my lender escrows them?

Enter only mortgage principal and interest in the loan calculation, then enter taxes, insurance and assessments once in their own rows. Escrow changes how costs are paid, not whether they exist. If association dues already cover a utility or service, mark its separate line as included elsewhere. CFPB Loan Estimate explainer.

Is the annual total a forecast of every bill or a tax deduction?

No. It annualizes the amounts you enter and includes planned reserves. It does not model exact payment dates, prepaid coverage periods, early-payment discounts, future insurance or fee increases, major loss events, vacancies, investment returns or tax deductions. Mortgage principal is included in cash flow, even though it builds equity. Confirm all figures before making a financial decision.

Before you rely on the number

  • Get the parcel’s current assessed values, exemption status and school/non-school millages from the property appraiser.
  • Separate ad-valorem tax from non-ad-valorem assessments on the tax statement.
  • Obtain buyer-specific lender and insurance quotes, association/lease documents and current district assessments.
  • Review inspection findings and choose reserves appropriate to the home’s condition.
