Canal frontage, dock rights, and boat access get priced as features, so confirm each on the survey, plat, and permit record, not the listing remarks.

  3. Windermere, Horizon West and Winter Garden

    Windermere is a town on a strip of land between Lake Down and Lake Butler. Horizon West, bordered by Windermere and Winter Garden, is unincorporated and crossed by SR-429; its mailing addresses may read Winter Garden, Windermere, or Orlando. Compare full tax bills and HOA documents street by street.

  4. Apopka, Zellwood and the Lake Apopka north shore

    Apopka is a city; Zellwood is unincorporated. Former muck farms on the north shore of Lake Apopka, which straddles the Orange and Lake county line, are now public restoration land managed by the St. Johns River Water Management District. Nearby, check flood information, soil history, and access before pricing.

  5. East Orange: Christmas, Bithlo and Wedgefield

    Christmas, Bithlo, and Wedgefield are unincorporated communities east of Orlando. Wedgefield sits in the wedge where SR-520 meets the SR-528 Beachline, and much of its land is divided into larger lots. Confirm public water and sewer or well and septic, the survey, legal access, flood information, and outbuilding permits.

Four records to pull on any Orange County parcel

  1. Open and expired permits

    For parcels in unincorporated Orange County, the county's Fast Track Online Services lets you search permit records by address or parcel number, which is how the Division of Building Safety says to look for expired permits. Inside Orlando, Winter Park, or another city, ask that city's building department. An unpermitted addition, pool enclosure, or roof can become a repair credit or a late delay.

  2. Lakefront: price the shoreline you can legally use

    Orange County's Environmental Protection Division permits boat docks, lakeshore protection, and seawalls, and seawall (shoreline alteration) permits must be approved by the Board of County Commissioners. Before you pay for the water, confirm the dock was permitted, check the FEMA flood zone on the Property Appraiser's site or InfoMap, ask Stormwater Management for any elevation certificate on file, and get a flood insurance quote.

  3. Reassessment and CDD lines on the next bill

    Save Our Homes protection ends at a sale, and the home is reassessed at just value as of the next January 1. Then check the bill for non-ad valorem assessments: Orange County's own list of independent special districts includes community development and improvement districts. Run the Property Appraiser's Tax Estimator at your price and pull the current bill for the exact parcel.

  4. Short-term rental income needs the right zoning

    If your plan depends on nightly rental income near International Drive, read the zoning first. Orange County's Zoning Division allows short-term and transient rental only in listed zoning districts or planned developments that expressly permit it, and prohibits it elsewhere. The north end of International Drive is inside Orlando city limits, where the city's rules apply, and HOA documents can add limits.

Lake and canal frontage sells as a feature, so document it first. Before setting a price, pull the dock and seawall permits, the survey, and any elevation certificate on file, so a buyer's inspection and flood quote support the number instead of questioning it.

Selling in Orange County to buy near The Villages means two closings, and the Orange side is usually where the paperwork questions sit: a dock or seawall permit, a pool enclosure missing from Fast Track or the city's records, a CDD line on the tax bill. That land is public. The St. Johns River Water Management District manages the North Shore across Orange and Lake counties and says the land was once part of the lake, was cut off by a levee in 1941, and was later farmed. The district now restores it as marsh and floodplain. For a nearby parcel, check the FEMA flood zone, where the survey line meets district land, and your legal road access.

Are sinkholes a concern in Orange County?

They are worth checking. Orange County's own floodplain page lists sinkholes among the hazards residents should know about and says the County is not authorized to fix sinkholes on private property. That leaves repairs to the owner and the owner's insurance. Ask the seller in writing about any prior sinkhole claim, report, or repair, and read what your quoted policy says about sinkhole loss before your inspection period ends.
