- Anna Maria Island: Anna Maria, Holmes Beach and Bradenton Beach
Three separate cities share one Gulf barrier island, reached by the SR-64 and SR-684 bridges, and rental rules depend on which city the address is in. Start every island file with the flood zone, any elevation certificate and the permit record for repairs after the 2024 storms.
- Bradenton and Palmetto on the Manatee River
Bradenton sits on the south bank of the tidal river and Palmetto on the north. Each city runs its own building department, while the county Building Division covers unincorporated areas. On river or bay frontage, ask the right office how earlier repairs counted toward the substantial improvement threshold.
- Lakewood Ranch and Parrish
Parrish, near US-301 and SR-62, turned farmland into subdivisions, some inside districts such as Harrison Ranch CDD. Lakewood Ranch layers a stewardship district and several CDDs over its neighborhoods. In both, read the district records and any HOA documents as closely as the price.
- Ellenton and Terra Ceia
Ellenton sits on the north side of the tidal Manatee River where US-301 meets I-75. Terra Ceia is an island community on Tampa Bay at the southern end of the Sunshine Skyway. Both pair tidal shoreline with interstate access, so pull the evacuation level and flood zone as separate records.
- Myakka City and Duette
Inland, Myakka City along SR-70 remains largely agricultural, and Duette on SR-62 is home to Duette Preserve, the largest preserve in the county system. The Myakka River rises near the Hardee County line. Acreage files turn on well, septic, legal access, agricultural classification and any county watershed protection overlay.

- Run the 50 percent math on flood-zone repairs
In unincorporated Manatee County, substantial improvement is counted cumulatively over a one-year period. When repairs, additions or remodels on a flood-zone building reach 50 percent of the structure's market value, the whole building has to meet current floodplain requirements. After Helene and Milton, ask for permits, contractor estimates and any county substantial damage letter before you set a price.
- Read the assessment lines on the tax bill
Lakewood Ranch Stewardship District assessments for platted lots are collected on the Manatee and Sarasota County tax bills, and Manatee County CDDs such as Silverleaf collect the same way. Pull the current bill from the Tax Collector for the exact parcel. A listing estimate or a neighbor's bill is not your number.
- Look up the evacuation level and the flood zone separately
Manatee County assigns hurricane evacuation levels A through E from modeled storm surge, meaning salt water, not freshwater or rainfall flooding, and says the levels are not flood zones. Look up the address on the county's Learn Your Level map, then request the FEMA zone, any elevation certificate and a current insurance quote.
- Rural land: classification, overlays, well and septic
Agricultural classification comes from an application to the Property Appraiser: qualifying use by January 1, application by March 1. Do not assume the seller's classified assessment becomes your holding cost. The county also maps watershed protection overlays for the Lake Manatee and Evers reservoirs. Confirm well, septic, legal access and overlay status before you write an offer.
The county orders everyone in a mobile home, manufactured home, RV or travel trailer to evacuate when Level A is issued, wherever it sits. For a manufactured home near Myakka City or Duette, the structure type sets that order, not the parcel's flood zone.
From a Manatee County sale to a home near The Villages
If your Manatee County sale pays for a move toward The Villages, the two closings have to fit one calendar. Mo can list the Bradenton, Parrish or Lakewood Ranch home and run the search near The Villages, so the same person watches both dates. Depending on your numbers, the bridge may be an offer contingent on your sale, a short rent-back after you close, or a financing question to take to your lender. Leave room in that calendar for your buyer's flood-zone and insurance review. None of these fits every seller.

Measured in a straight line, about 99 miles separate Mo's Wildwood office from Bradenton, the Manatee County seat. I-75 passes through both Wildwood and Manatee County, and I-275 splits from it north of Ellenton toward the Sunshine Skyway. How long the trip takes varies with the route you choose and the traffic that day.

Can I rent out a home on Anna Maria Island?
It depends on the city. Anna Maria requires vacation rental registration, and a new registration cannot advertise or rent until it passes inspection. Holmes Beach requires a Vacation Rental Certificate for rental properties, with minimum rental periods that vary by zoning district. For a home in Bradenton Beach, check that city's rules directly before you count on rental income.
If I buy a vacation rental in the City of Bradenton, does the seller's registration transfer to me?
No. The City of Bradenton requires a Certificate of Registration for a short-term vacation rental with stays under 30 days, and each certificate is non-transferable, tied to the named owner and that specific property. A new owner needs one in their own name, which involves an inspection, a designated responsible party, a city Local Business Tax Receipt and an active Manatee County Tax Collector account. Plan the first booking around that.
