The Villages · Square

Spanish Springs, without confusing the square with the fee stack.

Spanish Springs is the northern town square many people picture when they say “The Villages.” The drive to the square is not the same thing as the bond or the amenity fee on your lot.

The short version: Spanish Springs is a Villages town square: restaurants, shops, nightly entertainment, and the cart culture people move here for. Buyers fall in love with the square first. Sellers get priced against the wrong section. Mo starts with the parcel: bond balance, amenity fee (set by that home’s deed covenant and CPI-adjusted, so verify the amount with District Utilities), CDD maintenance, and which comps actually apply. Then you decide if the square lifestyle is worth the monthly number.

Where Spanish Springs sits

Spanish Springs anchors the northern side of The Villages. Lake Sumter Landing sits more central-south. Brownwood / Paddock Square sits toward the southwest near Wildwood. People shopping “near Spanish Springs” often also compare Oxford, Lady Lake, and Summerfield in the same week.

That comparison only works if you separate three things: how close you want to be to the square, which county tax bill you get, and whether the home carries the full Villages fee stack. Those are not the same line on a listing card.

Spanish Springs, Lake Sumter Landing and Brownwood are not the whole destination map. The official town squares and centers directory also includes Eastport and Sawgrass Grove. Compare the destinations you will actually use and verify the route from each home rather than assuming every address has the same access.

Bond and amenity (high level)

Inside The Villages you typically face three separate charges: a bond assessment that transfers to the buyer if unpaid, a monthly amenity fee (set by that home’s deed covenant and CPI-adjusted, so verify the amount with District Utilities), and a CDD maintenance assessment. Spanish Springs–area addresses inside districts usually carry that stack, but balances vary by parcel and bond series. Run both sides on The Villages bond, explained and the monthly cost calculator.

How Mo works a Spanish Springs file

  1. Confirm the parcel, not the postcard.

Square proximity sells the dream. The tax bill and bond balance sell the month. We pull both before you fall in love with a floor plan.

  2. Price against the right section comps.

Spanish Springs–area buyers compare villages and product types, not a single Villages average. Wrong comps stall listings and burn buyers.

  3. Put the monthly number in the first conversation.

Out-of-state shoppers abandon once they discover fees late. Sellers need remarks that answer bond + amenity up front.

  4. Keep decisions moving.

Especially for remote clients. Showings, inspection replies, and title questions get answered within one business day so the file does not sit.

Mistakes that cost Spanish Springs buyers and sellers money

  1. Buying the square drive time and ignoring the bond balance.

Two homes with the same square access can carry very different unpaid bonds.

  2. Pricing against a postcard Villages average.

Wrong section, wrong product type, wrong buyer pool.

  3. Hiding the monthly number until contract.

Out-of-state shoppers leave when fees appear late. Put them up front.

  4. Skipping the Oxford / Lady Lake comparison on purpose.

Sometimes the honest answer is a no-bond pocket. Mo will say so.

Questions people ask

Is Spanish Springs part of The Villages?

Yes. Spanish Springs is one of The Villages’ established town squares. Homes near Spanish Springs sit inside Villages districts and typically face the bond assessment, monthly amenity fee, and CDD maintenance assessment. Confirm the actual figures on the parcel.

Do homes near Spanish Springs carry The Villages bond?

Usually yes if the address is inside a Villages district. The bond transfers to the buyer if unpaid. Two similar homes a few streets apart can carry very different balances. Ask for the current balance before you price a sale or write an offer.

How far is Spanish Springs from Oxford or Lakeside Landings?

Oxford / Lakeside Landings sits on the west side of The Villages. Drive times are typically under fifteen minutes depending on traffic and exact addresses. That pocket is often used as a no-bond comparison. One example is 10369 Silver Maple Ave, which sold with Mo representing both the buyer and the seller.

Can Mo help out-of-state buyers shopping Spanish Springs?

Yes. Florida closings are routinely handled remotely. See Rockville Pl (out-of-state buyers, closed $315,000 on April 30, 2026) and Palm St Lady Lake (Facebook out-of-state seller, listed $299,999, sold $307,000 on July 22, 2026).
