The short version: a Lady Lake address doesn’t tell a buyer whether the home is in The Villages, which utility serves it or what it costs each month. Answer that first from the parcel, then price against homes on the same side of the line.

Inside The Villages or not?

Same town, two different products. A Lady Lake home outside The Villages has no Villages amenity fee and may be on town water or another provider; the bill tells us. A home in The Villages portion is served by the Village Center district and pays amenity fees (District Government). Buyers searching Lady Lake include both kinds of shopper. The listing has to say which you are in the first line.

How selling a Lady Lake home works, step by step

  1. Pull the parcel first.

    I start with the Lake County Property Appraiser record and your Lake County tax bill. The non-ad valorem lines show what a buyer will ask about.

  2. Settle the district numbers.

    Confirm whether the parcel is in The Villages portion. If it is, check amenity and any district assessment (District FAQs); if not, confirm HOA documents and utility provider (Town utilities).

  3. Price against the right comps.

    Lady Lake closings on the same side of The Villages line, similar size, age and lot. A Villages sale and a non-Villages sale on the same street aren’t the same product.

  4. Fix only what pays.

    Roof age, HVAC, water heater and lanai condition come up in almost every inspection here. We decide what to repair, credit or disclose before photos, not after an inspection report.

  5. Disclose in writing.

    Florida sellers must disclose known defects that materially affect value and aren’t easy to see. Since October 1, 2024, residential sellers also give a separate flood disclosure at or before contract; it was expanded on October 1, 2025.

  6. Know your net before you list.

    Florida deed doc stamps are 70 cents per $100 of price (Florida DOR), and sellers usually pay them. Run your own numbers on the seller net sheet or the transfer-tax calculator.

Lady Lake is in Lake County, outside that Sumter-based metro figure, so treat it as background.
