Confirm whether a Bowling Green address is inside city limits or unincorporated, then pull the FEMA flood zone, because the Peace River and Payne Creek run nearby.
- Zolfo Springs and the Peace River crossing
US 17 meets SR 64 and SR 66 in Zolfo Springs, and the Peace River forms part of the town's northern boundary. The river there reached a record height during Hurricane Ian in 2022. Riverfront and low ground need flood history, permit records, and insurance quotes before an offer.
- Ona, Fort Green and Fort Green Springs
Ona, Fort Green and Fort Green Springs are unincorporated, so county zoning and permitting apply. SR 64 runs through Ona. Phosphate mines operate near Fort Green and Ona, and the UF/IFAS Range Cattle Research and Education Center is in Ona. Check how neighboring land is used before you price.
- Charlie Creek and Horse Creek ranch land
Southern Hardee includes cattle and citrus land with forested wetlands along Charlie Creek. Several ranches, including tracts along Charlie Creek and near Horse Creek, carry Rural and Family Lands Protection easements that prevent future development while land stays private. Read easements, classification status, fencing, wells, and wetland lines together.
Four things to settle on a Hardee County tract
- Floodplain along the Peace River, Charlie Creek and Horse Creek
The county's 2025 Local Mitigation Strategy puts the 100-year floodplain generally along major waterways, these three included, and calls inland flooding likely in any hurricane because much of the county sits low. Before an offer, pull the FEMA flood zone, ask for any elevation certificate, and quote flood insurance on the actual structure. The water district's floodplain viewer is informational, not the official FEMA map.
- Agricultural classification starts over with the buyer
A buyer does not inherit the seller's classification. Apply between January 1 and March 1, with the land in commercial agricultural use on January 1. Under 10 acres, add an agricultural business plan. Leased land needs a copy of the lease, and income and expense records may be requested. The house and its supporting land are excluded. Estimate the tax bill both ways.
- Access roads after heavy rain
The county's mitigation plan records Elsa's rain in 2021 closing SR 64 in Ona near the railroad crossing and Hickory Creek, and flooding River Road along the Peace River north of Zolfo Springs. On a rural parcel, confirm recorded legal access and who maintains the road, and ask how the route held up during Ian before you rely on it.
- Phosphate mining, tailings dams and recorded easements
Phosphate mines operate near Fort Green and Ona, and the county plan identifies privately owned tailings dams in unincorporated Hardee, mostly in the northwest part of the county. Look up neighboring parcels on the Property Appraiser site, and read the title commitment for easements, reservations, and any conservation easement before you set price or terms on land or a rural home.
The county's 2025 mitigation plan records catastrophic flooding from Ian as the Peace River at Zolfo Springs reached a new height. Inland location tells you little here. The floodplain line, the creek on the survey, and the access road tell you more.

Hardee County is not next door to Wildwood, so I plan each visit around the documents. Before we talk price, I pull the Property Appraiser record, the deed and recorded easements from the Clerk, the FEMA flood zone, and permit history from the county Building Department. A grower, a cattle operation and a homesite buyer read the same tract differently. Ask for a value on your specific tract and a written net sheet that counts Florida's 70-cents-per-$100 documentary stamp tax on the deed.
Selling land here means reaching the buyer who can use it, and that buyer reads the file before walking the fence line. Uncommon, but possible. The county's 2025 Local Mitigation Strategy places all of Hardee, including Bowling Green, Wauchula and Zolfo Springs, in an area that rarely sees sinkholes but where occasional large, deep cover-collapse sinkholes can occur, and notes that sinkholes may be associated with phosphate mining. Ask about any settling, read any disclosure, and confirm in writing what your insurance covers.

File with the Hardee County Property Appraiser, online or at 110 West Oak Street in Wauchula, by March 1.
