Search the address there and in the Clerk's official records, where an insurer that paid a sinkhole claim must file its report for recording. Florida law requires catastrophic ground cover collapse coverage; fuller sinkhole loss coverage costs extra.
- Know which flood rule governs the repair
In flood hazard areas of unincorporated Pasco, repairs costing 49 percent or more of the building's depreciated value, land excluded, count as substantial damage, and do-it-yourself labor and materials are priced at commercial rates. Past that line the house must be elevated or rebuilt above flood levels. New Port Richey's city rule uses 50 percent. Get the flood zone, elevation certificate and insurance quote first.
- Read every line of the tax bill
The Pasco Tax Collector collects fees for certain community development districts as part of the annual property tax bill, so the list price does not show that yearly cost. How do I confirm the CDD assessment on a Wesley Chapel or Land O' Lakes home?
Go to the district itself, by name. Find which CDD covers the lot, then ask that district for the assessment on that address and any balance still owed. Epperson Ranch CDD in Wesley Chapel, for example, takes estoppel requests through its own website. Do it before you are committed, not the week of closing. HOA dues, where they exist, come from a separate association with separate documents.
