Districts 5 and 6 are two of the largest in The Villages, built in the Lake Sumter Landing era south of County Road 466.

The short version: more than 13,000 home sites between these two districts means you’re rarely the only similar home for sale. Win on the parcel story (bond balance, amenity rate), condition and pricing against the right village and home type, not a Villages-wide average.

The bond question, answered early

District 5 says its infrastructure was financed with tax-exempt bonds repaid through an annual assessment on the tax bill, and the balance can be paid off any time (District 5). District 6 also posts a payoff deadline for removing a balance from the next tax bill. So for a home here, the first question is simple: is there a balance on this parcel, and how much?

Paying it off before you list is a choice, not a rule. Sometimes it helps a listing, sometimes it’s better to show the buyer the balance and price accordingly. I run both on your numbers. Background: the bond guide.

The amenity fee is set by each home’s deed covenant and adjusts by CPI on its own anniversary date, so neighbors can pay different amounts. The District publishes no single rate for everyone. Standing out in a big district

With this many homes, buyers have choices. What moves a home here: clean photos that show the lanai and yard, a roof and HVAC story in the remarks, and a price that sits right against the last few closings of the same model and village. Being close to Lake Sumter Landing helps, but buyers price it themselves on the map. I put the drive time in the listing instead of adjectives.

How selling a Lake Sumter Landing area home works, step by step

  1. Pull the parcel first.

    I start with the Sumter County Property Appraiser record and your Sumter County tax bill. The non-ad valorem lines show what a buyer will ask about.

  2. Settle the district numbers.

    Get the bond balance or payoff figure from the Bond Team (352-751-3900) and the amenity rate your buyer will pay (District utilities).

  3. Price against the right comps.

    Same village or district, same home type (villa, cottage, designer, premier), similar age and condition. A Villages-wide average hides all of that.

  4. Fix only what pays.

    Roof age, HVAC, water heater and lanai condition come up in almost every inspection here. We decide what to repair, credit or disclose before photos, not after an inspection report.

  5. Disclose in writing.

    Florida sellers must disclose known defects that materially affect value and aren’t easy to see. Since October 1, 2024, residential sellers also give a separate flood disclosure at or before contract; it was expanded on October 1, 2025.

  6. Know your net before you list.

    Florida deed doc stamps are 70 cents per $100 of price (Florida DOR), and sellers usually pay them. Run your own numbers on the seller net sheet or the transfer-tax calculator.

Districts 5 and 6 are inside that Sumter County metro, so the direction applies; your price still comes from your village. Public sites disagree with each other by tens of thousands of dollars at the village and ZIP level, so I don’t print those numbers here.
