Five Levy County areas, five different files

  1. Williston, Morriston and the US-27 side

    Williston is served by US-27, Alternate US-27, US-41 and SR-121, and US-41 forms the west edge of Morriston. On this side, homes and acreage call for fencing and outbuilding details, well and septic records, proof of legal access, and the parcel's current agricultural classification.

  2. Chiefland, Fanning Springs and Manatee Springs

    Chiefland sits at the junction of US-19, US-98 and Alternate US-27. Fanning Springs, on the Suwannee River, straddles the Gilchrist County line. FDEP's 2018 Suwannee River basin plan puts both cities and Manatee Springs State Park in a springs Priority Focus Area, which shapes septic permits on smaller lots.

  3. Cedar Key

    Cedar Key is a city on a cluster of Gulf islands reached by State Road 24. Building permits there include a city floodplain review, and an Elevation Certificate must be submitted with the permit application. Get the certificate, flood zone and insurance quote before you write an offer.

  4. Yankeetown and Inglis

    Yankeetown's outer reaches sit around the mouth of the Withlacoochee River on the Gulf, and Inglis sits on US-19. The National Hurricane Center reported that Hurricane Helene's record-breaking surge devastated Yankeetown. On river or Gulf frontage, flood zone, elevation and insurance come before the view.

  5. Bronson, Otter Creek and unincorporated CDPs

    SR-24 crosses the Waccasassa River between Bronson and Cedar Key and meets US-19 at Otter Creek. CDPs such as Williston Highlands and Rainbow Lakes Estates, which crosses into Marion County, need a lot-by-lot read of flood zone, well and septic suitability, and which county's records govern the parcel.

Four Levy County records to pull first

  1. Farm classification does not follow the deed

    The Levy County Property Appraiser says agricultural classification does not pass to a buyer, who has to apply in their own name between January 1 and March 1. The office may also deny it when land sells for three or more times its agricultural appraisal. Run the buyer's likely tax bill without the classification before you set a price on acreage.

  2. Run the address through the county's flood tools

    Levy County Emergency Management's flooding page links a county storm surge map, FEMA flood zone and evacuation zone lookups, and real-time river levels. Use every one on a Gulf or river address, from Cedar Key and Yankeetown to the Suwannee at Fanning Springs. Then read the elevation certificate and get insurance quotes before you write an offer, not after.

  3. Springs-area septic rules near Chiefland

    FDEP's 2018 Suwannee River basin plan places Chiefland, Fanning Springs and Manatee Springs State Park in the Lower Suwannee River springs Priority Focus Area. There, state rules can require enhanced nitrogen-reducing treatment for a new septic system on a lot under one acre. Check the FDEP Priority Focus Area map and current permit rules before you price a small lot as buildable.

  4. Homestead savings stop at the sale

    The Levy County Property Appraiser explains that a buyer may keep the benefit of the seller's homestead exemption through December 31 of the sale year, then must file in their own name, with initial applications due by March 1. Save Our Homes protection ends with the change of ownership, and the home is assessed at full market value the following January 1.

One route: I-75 north to US-27, then northwest on US-27 to Williston, where Alternate US-27 continues to Bronson and Chiefland. SR 24 leaves Bronson for Otter Creek and the Gulf at Cedar Key. On a straight line, Bronson, the county seat, lies about 55 miles from Mo's office at 342 Shopping Center Drive in Wildwood. Actual drive time varies with traffic and with where in Levy you are headed.

Who maintains the roads in Rainbow Lakes Estates or Williston Highlands?

Ask before you buy. Rainbow Lakes Estates crosses from Levy into Marion County and was set up as a Municipal Services District, and Marion County budgets road and street work for that district. Levy County's Road Department maintains county roads dedicated to the public. For a lot in either community, confirm who maintains the road out front, any district charge on the tax bill, and whether water comes from a well.

What should I check before buying in Cedar Key or Yankeetown?

Plan the work before the offer. Cedar Key reviews every structure for floodplain compliance during permitting and requires an Elevation Certificate with the permit application. A structure in its flood hazard area that does not meet current floodplain rules falls under FEMA's 50% rule: when repair or improvement costs reach half the structure's market value, the building must meet today's floodplain standards. In Yankeetown, get the elevation certificate and insurance quote before budgeting a renovation.

Does Levy County have a minimum home size?

Levy County Development Services states the county has no minimum size requirement for one- and two-unit dwellings, though Florida Building Code room minimums still apply. Private deed restrictions or covenants can set their own minimums, so read the recorded restrictions in the Clerk's official records before you plan a small home on rural land.
