Selling a home in the Spanish Springs area.

The original Lake County villages, north of County Road 466, work differently from the numbered districts. Here’s what a buyer will ask, and how I’d sell yours.

The short version: these villages are not inside a numbered residential district. The Village Center district serves them, funded by amenity fees. Your county is Lake, not Sumter, so your tax bill, your appraiser record and some of your comps are different. Start with the parcel, then price against homes like yours.

What buyers ask about homes here

These are some of the oldest homes in The Villages. Buyers shopping here usually ask three things fast: how old is the roof, what’s been updated, and what will I pay each month.

On the monthly number, the Village Center district funds security, fire and EMS first response, recreation, stormwater and executive golf here through amenity fees (District Government). The amenity fee is set by each home’s deed covenant and adjusts by CPI on its own anniversary date, so neighbors can pay different amounts. The District publishes no single rate for everyone. I confirm your home’s amount, and what a buyer will pay after closing, with District Utilities before we price.

On the tax bill, check for any assessment lines before we talk price. I couldn’t find a residential bond schedule for this area, so I don’t assume either way. The bill tells us. The bond basics are in the bond guide.

Lake County changes the paperwork

Your parcel lives with the Lake County Property Appraiser and your bill with the Lake County Tax Collector. Buyers comparing you with a Sumter County home a mile south are comparing two different tax bills. I lay both side by side so the comparison is fair to your house.

If your home is inside Lady Lake town limits, water for The Villages portion is billed by the Village Center district, not the town (Town of Lady Lake). For the town itself, see selling in Lady Lake.

How selling a Spanish Springs area home works, step by step

  1. Pull the parcel first.

    I start with the Lake County Property Appraiser record and your Lake County tax bill. The non-ad valorem lines show what a buyer will ask about.

  2. Settle the district numbers.

    Ask the District for any assessment or payoff figure on the parcel (Bond Team, 352-751-3900) and confirm the amenity rate your buyer will pay (District utilities).

  3. Price against the right comps.

    Same village or district, same home type (villa, cottage, designer, premier), similar age and condition. A Villages-wide average hides all of that.

  4. Fix only what pays.

    Roof age, HVAC, water heater and lanai condition come up in almost every inspection here. We decide what to repair, credit or disclose before photos, not after an inspection report.

  5. Disclose in writing.

    Florida sellers must disclose known defects that materially affect value and aren’t easy to see. Since October 1, 2024, residential sellers also give a separate flood disclosure at or before contract; it was expanded on October 1, 2025.

  6. Know your net before you list.

    Florida deed doc stamps are 70 cents per $100 of price (Florida DOR), and sellers usually pay them. Run your own numbers on the seller net sheet or the transfer-tax calculator.

Lake County villages sit outside the Sumter-based metro number, so treat it as background only. Public sites disagree with each other by tens of thousands of dollars at the village and ZIP level, so I don’t print those numbers here. For your value I pull actual closed sales from the MLS for your village, home type and condition.

The villages in this area are in Lake County, some inside the Town of Lady Lake and some unincorporated. The county decides your tax bill and which appraiser record buyers see.

Do older homes here sell for less?

Age alone doesn’t set price. Roof, systems, updates and location against the closed sales near you do. That’s why I price from comps on your street and home type, not an average.
