Putnam County Homes and Land: Start With the Water

Putnam County's map is drawn by water: the St. Johns River, Lake George, Crescent Lake and the lakes around Interlachen. Before you talk price, settle the flood zone, the ground, the well and septic, and how a mobile home is titled and taxed.

  1. Palatka and East Palatka

    Palatka sits on the west side of the Memorial Bridge, with East Palatka across the St. Johns. The county's mitigation plan flags River Street, North 1st Avenue, and East Palatka's East River Road and Pico Road for storm surge, and says Palatka's aging infrastructure cannot handle heavy rain.

  2. Welaka, Georgetown and San Mateo

    Welaka and San Mateo sit on the St. Johns River, and Georgetown on Lake George. The county's mitigation plan describes a Welaka canal neighborhood built on wetlands inside an AE flood zone, mostly mobile homes, where older homes were less likely to be elevated. Get the elevation certificate first.

  3. Crescent City, Pomona Park and Satsuma

    Crescent City sits between Lake Stella and Crescent Lake, which Putnam shares with Flagler County. St. Johns tides reach Crescent Lake through Dunns Creek, past Satsuma. The county plan counts few Crescent City homes in the lakes' flood zones, but numerous Pomona Park homes in AE zones on Lake Broward.

  4. Interlachen and the SR 20 lake country

    Interlachen sits on SR 20 with many lakes inside its town limits. The county's mitigation plan notes few homes in designated flood zones, but flags wildfire where homes meet woodland, CR 315 flooding in wet seasons, and limestone under the town. Price insurance, access and lake frontage parcel by parcel.

  5. Florahome, Putnam Hall and Grandin

    These unincorporated communities on or near SR 100 appear on the county plan's list of areas most at risk of flooding, and Grandin and Putnam Hall also appear on its wildfire concern list. On acreage, the file runs on recorded access, drainage, septic and well records, and agricultural classification.

  1. Storm surge can reach this inland county by river

    Putnam County's mitigation plan, citing FEMA's National Risk Index, lists storm-surge shorelines along the St. Johns River and its tributaries in East Palatka, Palatka, Satsuma, San Mateo, Welaka, Georgetown and Crescent City, and rates Interlachen and Pomona Park unaffected. Check the county evacuation zone and FEMA flood zone separately, pull any elevation certificate, and quote flood insurance before inspections end.

  2. Limestone under Interlachen, and the policy's fine print

    The county's mitigation plan rates Putnam's sinkhole risk generally low, but slightly higher in the western and southeastern county, particularly Interlachen, where limestone sits under the town. Florida's required coverage stops at catastrophic ground cover collapse, so check the declarations page for a separate sinkhole endorsement. On an Interlachen lake lot, ask the seller for any settlement repair records or engineering reports.

  3. Mobile home with its land, or on someone else's

    When one owner holds a mobile home and the land under it, the Putnam County Property Appraiser assesses both together as real estate, the Tax Collector issues an RP decal, and homestead exemption is available. A home in a park or on another owner's land carries an annual MH decal. Confirm which applies and pull the setup permit history before you price or finance.

  4. Agricultural classification goes through a greenbelt board

    The Putnam County Property Appraiser limits agricultural classification to good-faith commercial agricultural use, takes applications annually, and sends them through prior review by the Greenbelt Advisory Board. Land used primarily for residential, development or investment purposes does not qualify, and agricultural zoning is a separate question. Ask what a new owner must file, and budget for the tax bill without it.

Putnam's river flooding can start with heavy rain south of the county

The county's mitigation plan says St. Johns River flooding occurs when heavy rain falls south of the county, and that floods from Crescent Lake, Lake Stella and Lake Broward can come in unpredictable cycles. A dry week at the showing proves little.

A Putnam County sale or purchase, run from Wildwood

A Putnam listing is priced from its own file: flood zone and elevation certificate, how any mobile home is assessed, septic and well records, recorded access, and any agricultural classification. Riverfront, lake lots, in-town homes and acreage each attract different buyers, and those records shape who can finance and insure the place. Ask for a price built on that file and a written net sheet before you list.

Buyers get the same order of work: confirm the flood and evacuation zones, the insurance quote, legal access, the septic and the well before a river or lake view sets the price you pay. Inside Palatka and the other incorporated towns, ask which office holds the permit history. If you plan to sell here and buy closer to Wildwood, gather the flood, septic and permit records first, because your Putnam buyer will likely ask for them while you are shopping for the next house.

Measured in a straight line, Palatka is about 60 miles from Mo's office in Wildwood. Road time is a separate question that turns on your route, which end of the county you need, and the day's traffic. SR 19 is one road north: it crosses the Ocala National Forest, part of which lies in Putnam County, and ends at US 17 in Palatka.

Its page says some building work passes to the county and some needs a city permit, while the county Building Department page sends you to the city for work inside city limits. In the historic district, even painting or a fence can need review. Check for open permits before closing.

Can St. Johns River tides reach a Crescent Lake home?

Yes, through Dunns Creek. The county's mitigation plan says river tides influence Crescent Lake, which Putnam shares with Flagler County, by way of the creek, and it lists the Dunns Creek shoreline at Satsuma and San Mateo among storm-surge areas. The same plan counts few Crescent City homes in the flood zones of Crescent Lake and Lake Stella, so check each lot's flood zone and elevation certificate.
