Districts 7, 8 and 9 were all created on Sept. 28, 2004, and share one amenity committee, the Project Wide committee for Districts 5 to 13. Buyers compare across that whole band, so the parcel decides what your buyer pays.

The short version: nearly 10,000 home sites across these two districts, built in the same era. Your edge is a clear parcel story and condition, priced against the last few closings of your model in your village.

What a buyer will ask first

Two things: what’s left on the bond, and what the amenity fee will be. Get both in writing before we list. The Bond Team (352-751-3900) gives the bond balance or payoff. The amenity fee is set by each home’s deed covenant and adjusts by CPI on its own anniversary date, so neighbors can pay different amounts. The District publishes no single rate for everyone. I confirm your home’s amount, and what a buyer will pay after closing, with District Utilities before we price.

If your balance is small or gone, it goes in the first line of the listing. If it’s meaningful, we price with it in mind instead of letting a buyer discover it at inspection.

Pricing in a same-era district

Because Districts 7, 8 and 9 were created the same day (District 9 page), a buyer touring this part of The Villages sees a lot of homes from the same era, and District 9 homes are part of the same comparison. So they compare the details: roof replaced or original, HVAC age, flooring, lanai enclosure, golf cart garage. I build the comp set from your village and model first, then adjust for those items, so the price holds up to the buyer’s own math and the appraisal.

How selling a District 7 or 8 home works, step by step

  1. Pull the parcel first.

    I start with the Sumter County Property Appraiser record and your Sumter County tax bill. The non-ad valorem lines show what a buyer will ask about.

  2. Settle the district numbers.

    Get the bond balance from the Bond Team and the amenity rate your buyer will pay (District utilities).

  3. Price against the right comps.

    Same village or district, same home type (villa, cottage, designer, premier), similar age and condition. A Villages-wide average hides all of that.

  4. Fix only what pays.

    Roof age, HVAC, water heater and lanai condition come up in almost every inspection here. We decide what to repair, credit or disclose before photos, not after an inspection report.

  5. Disclose in writing.

    Florida sellers must disclose known defects that materially affect value and aren’t easy to see. Since October 1, 2024, residential sellers also give a separate flood disclosure at or before contract; it was expanded on October 1, 2025.

  6. Know your net before you list.

    Florida deed doc stamps are 70 cents per $100 of price (Florida DOR), and sellers usually pay them. Run your own numbers on the seller net sheet or the transfer-tax calculator.

When the homes around you are the same age, updates are often what separates sale prices. I’ll tell you which ones show up in recent closings and which don’t.

What will I net?

Price minus commission, doc stamps (70 cents per $100), title and any payoffs. The seller net sheet runs it; I’ll check it against your real numbers.

Do buyers compare me with District 9?

Often. Districts 7, 8 and 9 were created the same day in 2004, so buyers see homes of a similar era across all three. I include the closest District 9 sales when they’re a fair match.
