How long does it take to sell a house in The Villages?

Two clocks run on every sale: the days until a buyer signs, and the days from that contract to closing. Here are the current numbers for both, where each one came from, and what actually moves them.

The short version: Redfin’s figures for The Villages over the three months to August 2026 show a median of 52 days on market. That is the time a home is listed before it goes under contract. Closing then follows the dates written into your contract: the standard Florida AS IS form defaults to a 15-day inspection period and, for a financed buyer, a 30-day loan approval period, and leaves the closing date for the parties to fill in. Statewide, Florida Realtors reported a median of 44 days from listing to contract and 84 days from listing to closing for single-family homes that closed in August 2026. The parts you control are the price against closed sales, the home’s condition, a clear bond figure and the photos.

A median is the middle home, not a promise. Florida Realtors puts it plainly in its August 2026 data notes: half the homes took less time and half took more. Redfin’s 52-day median and its “around 59 days” for the average home come from different calculations on the same page, which is another reason to treat any single number as a range.

Two clocks: market time, then contract time

Redfin describes its days-on-market figure as how long the typical home is listed before going under contract. That is the first clock. The second starts on the contract’s Effective Date and runs on the dates you sign.

In the 2026 Florida Realtors/Florida Bar AS IS contract, if the blanks are left empty, the buyer gets 15 days to inspect and, in a financed sale, 30 days for loan approval. Title evidence is due 15 days before closing, or 5 days before in a cash sale. The closing date is a blank the parties fill in. If a financed buyer has Loan Approval and the lender’s underwriting is complete, but the CFPB Closing Disclosure delivery rules hold up the lender’s funds, the form extends the Closing Date for as long as needed to meet those rules, up to 7 days; the CFPB requires the lender to give the buyer that disclosure at least three business days before closing. Every deadline, in order, is on the Florida closing timeline.

Florida Realtors’ statewide figures give a rough sense of the second clock. For single-family homes that closed in August 2026, the median was 44 days from listing to contract and 84 days from listing to closing; the gap between two medians is not itself a median, so treat it as a rough guide. Its economists note that when the gap between those two medians grows, it usually means longer closing times or fewer cash sales. I haven’t found a published contract-to-closing figure for The Villages alone, so I don’t quote one.

Worked example, not a forecast
52 days to contract + a closing date 30 days out = about 82 days.

A home that went under contract at Redfin’s 52-day median, with a closing date written 30 days after the Effective Date, would close about 82 days after it was listed. Your own numbers come from your price, your buyer and your contract.

What lengthens or shortens market time here

Price against closed sales, not asking prices

Redfin’s August 2026 figures show 39.4% of homes in The Villages had a price drop and a 96.8% sale-to-list figure. Its Compete Score note puts hot homes at around 25 days to pending, against around 59 for the average home. I price from closed sales of the same home type in your village, as described on how I market your home, not from what neighbors are asking.

Condition you settle before the photos

Under the AS IS contract, the buyer can cancel by written notice before the inspection period ends if the home isn’t acceptable, in the buyer’s sole discretion. A contract that falls apart in week two sends the home back to market with days already on the clock. Deciding what to repair, credit or disclose before listing lowers that risk. See selling as-is and Florida seller disclosure requirements.

A bond figure in writing

Where a home has a bond assessment, The Villages District Government’s FAQ says it is repaid through the annual tax bill and shows in the non-ad valorem section as “Bond Debt Assessment.” The owner may pay it off in full at any time, and the District’s Bond Team (352-751-3900) gives the exact payoff figure. The District’s finance page posts amortization schedules by county, district and unit, and says no unit in District 1 or District 2 has an outstanding bond assessment. I put the balance in writing before a buyer has to ask. The bond guide has a calculator.

Photos and complete facts

In NAR’s 2025 Home Buyers and Sellers Generational Trends report, 83% of buyers who used the internet rated photos “very useful,” 79% said the same of detailed property information and 57% of floor plans. Clear photos, a floor plan and facts taken from the record are among the cheapest things to get right before launch.

Season

I haven’t found a dated, multi-year seasonal pattern for The Villages from a source I’d cite, so I won’t tell you a month is faster. Redfin’s 2026 readings, 62 days in January, 54 in May and 52 for the three months to August, are different cuts of one year, not a seasonal rule. Plan the listing date around your own move and your price band’s competition.

If it isn’t selling

  1. Read the first ten days

Showing requests, saves and inquiries in the first ten days are my price check. Redfin’s hot homes go pending in around 25 days, so a slow first two weeks is worth acting on rather than waiting out. I look at price and presentation first.

  2. Re-price against what closed

Compare with recent closed sales of similar homes, not homes still for sale. I usually recommend one well-reasoned adjustment over a string of small cuts, and the price decision is always yours.

  3. Fix the first impression

Lead with the strongest photo, add a floor plan if the listing lacks one, and correct any fact a buyer could trip over.

  4. Answer the cost questions up front

Get the bond payoff figure from the Bond Team and put it, with the amenity and tax picture, in the listing packet. The seller net sheet shows what each change does to your net.

  5. If the listing expires, audit before you relist

Florida Realtors describes an expired listing as one whose agreed listing period ended without a sale, and a withdrawn listing as one temporarily taken off the market. Whether and how you relist depends on your previous agreement. My expired listing reset walks through the audit.

Questions people ask

How long does it take to sell a house in The Villages?

Redfin put the median at 52 days on market for the three months to August 2026. That counts the time to going under contract. Closing comes after that, on the date written into the contract.

How long does it take to go from contract to closing?

The contract decides. The Florida Realtors/Florida Bar AS IS form leaves the closing date blank for the parties to fill in. If its blanks are left empty, the buyer gets 15 days for inspections and, in a financed sale, 30 days for loan approval. Statewide, Florida Realtors reported a median of 44 days from listing to contract and 84 days from listing to closing for single-family homes that closed in August 2026.

Do homes in The Villages sell faster in a particular season?

I haven’t found a dated, sourced seasonal pattern for The Villages, so I don’t claim one. Redfin’s 2026 readings were 62 median days on market in January, 54 in May and 52 for the three months to August, but those are different cuts of a single year, not a seasonal rule.

How many homes in The Villages have a price cut?

Redfin reported that 39.4% of homes in The Villages had price drops in August 2026, 4.8 points fewer than a year earlier. Its sale-to-list figure for the same month was 96.8%.

My listing expired. What should I do first?

Florida Realtors describes an expired listing as one whose agreed listing period ended without a sale. Before relisting, review the price against closed sales, the photos and the showing feedback, and check the terms of your previous agreement. If your home is still listed with another brokerage, talk to that agent first.
