The short version: Kings Ridge is an age-restricted community of 2,088 homes, by the association’s count, inside Clermont city limits in south Lake County. Owners belong to the Kings Ridge Community Association and to their own neighborhood association, and a homesite that is not already a clubhouse member must join at closing. For 2026 the association lists a $230 monthly master assessment ($129 clubhouse, $101 HOA) plus neighborhood dues of $220 to $290, so $450 to $520 a month combined. The two golf courses are independently owned. Kings Ridge is not part of The Villages and is not in a Villages district.

Three layers: master association, neighborhood, clubhouse
The association’s own FAQ answers the question buyers tend to ask late: yes, you belong to more than one. Each of the 15 neighborhoods is a separate association, and every owner also belongs to the Kings Ridge Community Association, whose master board has one director from each neighborhood. Exterior changes go to the neighborhood’s review committee first and then to the community’s architectural committee.
Then there is the clubhouse. The FAQ cites Article 6, Section 2: anyone taking title to a homesite that is not already a club member must become one on acquiring title, and the membership fee is paid by the seller, the buyer or both, as they negotiate. The seller packet tells agents to confirm whether the homesite is a clubhouse member, and the 2026 dues sheet lists a $5,000 “non-club member contribution” upon transfer of title. Find out the homesite’s club status before you price the home or write an offer.

These are the association’s published figures from its 2026 dues sheet, updated August 25, 2026; it also posts an assessment history back to 2009. The sheet doesn’t say who pays a capital contribution, so settle that in the contract, and confirm every amount for the address with an estoppel certificate, which an association must issue within 10 business days of a written request (section 720.30851).
Age rules, approvals and leasing
The association’s seller notice (revised September 23, 2026) and 2026 age affidavit set out the rules:
- Each home must be occupied by at least one person 55 or older. Occupants between 18 and 55 may live there with them. No one under 18 may be a permanent occupant; visits are capped at 30 days in a calendar year.
- When a home passes by inheritance, the 55+ requirement is waived for the heirs as long as no permanent occupant is under 18.
- The seller gives the association written notice no more than 30 days before a sale. The buyer signs an age affidavit with proof of age, and a neighborhood representative signs off before IDs, gate devices and pool keys are issued.
- If the association disapproves a sale on age or for missing notice, its documents say the sale shall not be made, and a completed one is treated as void.
- No lease during the first 12 months after you take title. After that, no more than two leases in any 12 months, each at least 150 consecutive days.
What the association lists for residents
From the association’s amenities and clubhouse pages: a clubhouse of more than 24,000 square feet with a ballroom and stage, billiards, library and fitness room; three pools, including a heated Olympic-size pool at the clubhouse and two at the North Spa limited to those 18 and older; hot tubs, saunas and steam rooms; two gyms; four tennis courts, six pickleball courts, three bocce and two shuffleboard courts, and two half basketball courts.
Golf is separate. The association describes its two courses as independently owned public courses, Lake County records list the course parcels under Kings Ridge Golf Club of Lake County LLC, and Kings Ridge Golf Club sells its own memberships and tee times.
How I’d sell a Kings Ridge home
The seller rules shape the marketing. The 2026 seller packet says open houses are not allowed, permits one association-designed sign in the front mulch bed with no riders, and asks agents not to use the gate attendants to hand out flyers. That puts the weight on photos, video, floor plans and direct buyer outreach.
- Pull the stack for the address.
Neighborhood, 2026 neighborhood dues, club status and any capital contribution, plus the City of Clermont tax line on the parcel.
- Paper the approvals before the first offer.
Seller notice, sign agreement and a blank age affidavit ready for the buyer, so approval doesn’t slow the closing.
- Comp by neighborhood and lot.
Same neighborhood first, then Kings Ridge as a whole, separating golf lots from interior lots. New Clermont subdivisions and Villages resales carry different costs and rules.
- Market for buyers who can’t walk in on a Sunday.
With no open houses, the listing has to work on a screen: a full photo set, video and a monthly-cost sheet.
- Settle who pays what.
Club membership fee, capital contribution and the $5,000 non-club member contribution, where they apply, belong in the contract terms. Then run the seller net sheet.

Compare before you choose
Kings Ridge is the Clermont entry in my set of age-restricted communities in Lake County. Closer to The Villages, Legacy of Leesburg has a single property owners’ association, The Plantation at Leesburg has village sub-associations of its own, and Water Oak in Lady Lake is a land-lease community.
