The Plantation at Leesburg: 2,820 homes, 30 villages, one board approval.

The Plantation at Leesburg is a fully built, self-managed HOA community on U.S. Highway 27 in unincorporated Lake County. If you’re comparing it with The Villages®, the real differences are in the paperwork.

The short version: The Plantation at Leesburg is run by its own homeowners’ association, which took over from the builders in 2008. It isn’t part of The Villages, so there is no Villages amenity fee or bond. The HOA runs it as a senior adult community, and no one under 18 may live there. The two 18-hole golf courses are titled to the HOA, but golf isn’t included in dues. Some villages add a second association fee. Every buyer needs board approval before closing, and the estoppel carries a pro-rated share of a 2021 special assessment.

What’s in the dues, and what isn’t

The HOA’s FAQ is unusually direct about this. Most amenities are included. Golf isn’t. Cable isn’t, so residents choose their own provider, and electricity comes from SECO Energy. Lawn care isn’t included, except in Glendale, Golfview and Rosedown, where a village association covers it for additional dues. Golf View Village also has its own pool and an extra HOA fee. County records show separate village associations in Greentree, Golfview, Rosedown and Glendale. On those streets, a buyer can owe two associations, so Mo asks for both estoppels.

Compared with The Villages, there is no amenity fee set by a deed covenant and no district bond. The HOA doesn’t post its regular dues on public pages, so the number for a specific home comes from the estoppel.

The resale steps that catch people

  1. Board approval before closing.

    Every purchaser needs the board’s approval first. The HOA says review takes about two weeks once the package is complete: application, Fair Housing Act survey, photo ID for every resident, vehicle registration and the signed contract. Incomplete packages aren’t accepted.

  2. The 2021 special assessment.

    A special assessment approved in June 2021 still shows up at resale. Per the HOA, resale homes owe a one-time pro-rated amount based on the full $1,260 assessment, included in the estoppel and paid at closing. Sellers should see it on the net sheet before listing.

  3. Signs go in the window.

    Under Section 8.10 of the governing documents, a for-sale sign must sit in a window and be no larger than 18 by 18 inches. A yard sign isn’t allowed, so Mo’s marketing plan here leans on photos, video and the MLS.

  4. Rentals need approval too.

    Leases go to the board at least a week before they start, with a $150 application fee. Rentals under 30 days and vacation booking sites aren’t allowed under Covenants 8.1 and 8.2.

  5. The disclosure summary.

    It belongs in the buyer’s hands before signing. If it arrives after, Florida gives the buyer a short window to cancel, which no one wants to discover in week three.

How Mo prices a home in The Plantation

  1. Village first.

    Thirty villages built over two decades aren’t one market. A Golfview home with included lawn care and a second fee competes with other Golfview homes, not with Pine Hill.

  2. Home type and frontage.

    The county codes 321 manufactured-home parcels and 498 golf-front parcels. Mo keeps those apart from interior site-built homes.

  3. Era and systems.

    Most homes were built between 1990 and 2009. Roof age, HVAC and insurance quotes decide more offers than the kitchen does.

  4. The approval timeline in the contract.

    Two weeks of board review and the estoppel go into the closing date from the start.
