Could you remove PMI without changing your home loan?

Start with the actual loan and servicer requirements, not an online home-value estimate.

Identify the charge before trying to remove it

Open your mortgage statement and confirm which insurance charge you mean. Private mortgage insurance is not the same as homeowners insurance or every government-program mortgage charge. Ask the servicer to identify your loan type and insurance arrangement before applying a rule you found online. This small first step prevents working toward the wrong threshold.

The CFPB's PMI cancellation guide describes rules for covered single-family principal-residence mortgages closed on or after July 29, 1999. FHA, VA and lender-paid arrangements have different requirements. Use the guide to frame questions, not to assume that every loan follows one process.

Separate original value from today's estimated value

For the covered request route, the CFPB explains the scheduled 80-percent-of-original-value point and related conditions. Original value generally means the lower of the purchase contract price or original appraisal, or the refinance appraisal when applicable. The agency also discusses investor-specific cancellation guidelines. A neighborhood price increase or a website estimate alone is not approval.

Create a two-part record. First list what your loan documents establish: closing date, original value, insurance disclosure and current principal balance. Then list what you believe may have changed, such as additional principal payments or improvements. Ask the servicer which route it will evaluate and what evidence it requires before you pay for any valuation.

Prepare a request that can be answered

The CFPB identifies a written request, payment-history/current-payment conditions, no junior liens and value evidence among the criteria for its covered request route. Have the servicer explain any condition you do not understand. Do not remove the charge from your own payment or presume an unanswered request has been accepted.

Compare the next step with your larger plan

If a valuation fee is proposed, ask what happens if the result does not meet the requirement. Keep potential savings separate from confirmed savings. If you are also considering refinancing, selling or borrowing against the property, take those choices to a qualified lending or financial adviser. This page does not recommend changing your debt or moving money solely to reach a threshold.

Mo can help you understand recent comparable sales for real-estate planning, but a market discussion is not the servicer's required appraisal or a guarantee of cancellation. Use the home-value conversation for its proper purpose, and update your monthly ownership budget only after the actual decision and revised payment are confirmed. Keep loan statements and personal financial records in your secure lender channel, not a public website form.

Turn the checklist into your next move.

Bring the property and the decision you are weighing. Mo can help organize the real estate next steps and identify what needs an answer from your lender, insurer, title company or attorney.
