Retirement is a planning detail, not a reason to skip review
If you are moving to Central Florida after retiring, start the mortgage discussion before deciding whether to pay cash. The CFPB explains that lenders generally cannot reject you solely because of age or refuse to consider pension or retirement income. They may evaluate the amount and likely continuation of the income. That is different from assuming every income stream will be counted exactly as you expect.
Ask a licensed lender to review the actual mix: pension payments, Social Security, annuity payments, employment, investments or other sources. Keep the conversation factual. A large account balance, a monthly distribution and qualifying income are not automatically the same number.
Build an income inventory, not a public document folder
Prepare a private list of each income source, whether it has begun, its payment frequency and the documents available to verify it. Fannie Mae's retirement-income guidance identifies documentation that lenders may use, such as benefit statements, tax forms and account records. Different loan programs and income types can require different evidence. Ask your lender for its specific checklist.
Share statements and identifying information only through the lender's secure channel. Mo needs your approved search range and timing, not your account numbers or full retirement files. If your income will change after a home sale or a planned retirement date, put that timing question in front of the lender early.
Keep qualifying, cash flow and tax planning separate
Request a purchase scenario that preserves the reserve you want for healthcare, travel, maintenance and unexpected expenses. Then request another scenario with a different down payment if that comparison would help. Ask the lender to show the full monthly housing obligation rather than the principal-and-interest portion alone.
Before changing investment withdrawals or liquidating assets, discuss the plan with your tax or financial adviser. The point is to understand your options, not to move money because a generic internet article suggests it might help qualification. A lender's approval amount is also not your required spending target.
A retirement-income purchase checklist
- List income sources, start dates and expected changes privately.
- Obtain the lender's documentation list for your chosen loan route.
- Clarify which income the lender can use and what remains unresolved.
- Compare down-payment scenarios while protecting your chosen reserve.
- Add address-specific taxes, insurance and community expenses.
- Coordinate asset or withdrawal decisions with your own advisers.
Use the monthly-cost guide to organize the property side and the move-planning page for timing. Mo can help compare homes against your lender-reviewed range and lifestyle priorities. This guide does not determine credit eligibility or recommend a retirement withdrawal strategy. Its purpose is to make the right professional conversations happen before the house choice puts pressure on your finances.
