Buying a condo: connect inspection findings to repair funding

A milestone inspection and a structural integrity reserve study answer different questions. Request both where applicable, then connect the reports to repair progress, budgets and your lender's review.

A condo can have a beautifully updated interior and still leave important building-wide questions unanswered. Before buying, organize the building's condition records and the association's funding records into one review packet. The goal is not to become an engineer. It is to identify which questions remain open and who is qualified to answer them.

Keep the two reports separate

Florida DBPR's inspection guidance explains that a milestone inspection looks for substantial structural deterioration, while a structural integrity reserve study, or SIRS, is a planning tool for major components and their funding. They are not interchangeable. Requirements depend on the building and applicable rules; ask the association and local enforcement agency to confirm what applies to the specific building you are considering.

Do not assign an inspection deadline from a general article or assume a smaller building has no financial or maintenance concerns. Ask for the building address, identifying number if used, construction information and the association's written explanation of applicable requirements. A community with several buildings needs records matched to your building, not merely a reassuring cover letter.

Build the document trail

This is a suggested request list, not a statement that every buyer has identical access rights to every document. Have the seller, association and your attorney identify the appropriate delivery and review process.

Use a finding-to-funding table

For each important report item, create a row with the finding, recommended action, current status, supporting document, funding source and unanswered question. Use plain labels such as awaiting clarification, work planned and professional completion evidence received. Avoid your own engineering labels such as structurally safe or fully repaired.

For example, a repair proposal and a paid invoice answer different questions from an engineer's completion assessment. Likewise, a reserve balance alone does not show whether a particular project is adequately funded. Ask the qualified professional and association to connect those pieces rather than treating a single number as reassurance.

Run three reviews before deciding

Your inspector or appropriate specialist can address condition questions; your attorney can review obligations and documents; your lender can evaluate financing. Fannie Mae's condo guidance emphasizes that project condition, financial stability and unresolved issues can affect lender review. A mortgage answer does not replace your own comfort with the building or budget.

Pause the decision if the relevant building is unclear, important reports are missing or repair and funding answers conflict. Ask for clarification within the time available under your agreement instead of inventing a deadline. Mo can help organize transaction questions and compare alternatives.
