They knew they wanted The Villages. What they did not know was that The Villages is not one place, and choosing the wrong part of it is the expensive mistake.

The situation

Buyers from Wisconsin who had already decided on The Villages. That sounds like it makes the job easier. It does not.

The Villages runs across three counties and dozens of sections built over decades. From a thousand miles away it all looks like one community with one price band. On the ground it is nothing like that.

What actually differs between sections

The bond. Older sections are often paid off or nearly so. Newer sections usually carry a full balance, commonly $20,000–$45,000, and it transfers to you. Same asking price, very different cost.

Cart accessibility. Whether you can reach a square, a rec centre and shopping without a car changes daily life here, and it shows up in resale. Almost nobody explains this properly to out-of-state buyers.

Which square you are near. Spanish Springs, Lake Sumter Landing and Brownwood have genuinely different atmospheres. People who end up near the wrong one usually knew within a month.

What I did

Slowed the search down and worked out what they actually wanted from a day here before looking at floor plans. Then pulled bond balances and assessments on every address they were serious about, so the comparison was cost-to-own rather than list price.

Plainridge Loop closed at $400,000 and it was the right section for them — which is the part that matters five years from now.

What this tells you
Pick the location before you pick the house.

You can change a kitchen. You cannot move a house closer to the square you actually like, or make it cart accessible if it isn’t. From out of state this is the single easiest thing to get wrong, because every section looks the same in listing photos.

Questions this raises

Is The Villages one community or several?

Functionally several. It spans Sumter, Lake and Marion counties and dozens of sections built across decades, with different bond balances, assessments and cart access. Treating it as one market is how out-of-state buyers end up in the wrong part of it.

How do I choose a section from out of state?

Start with how you want a day to look — how close to a square, cart accessible or not, full-time or seasonal — then filter homes to sections that deliver that. Doing it the other way round is how people buy a lovely house in the wrong place.

Does cart accessibility really change the price?

It affects both what you will pay and what you will get back. More importantly it affects whether you enjoy living here. Treat it as a real criterion, not a nice-to-have.

What is the bond and will I inherit it?

It is a one-time infrastructure charge attached to the lot, repaid over 20–30 years on the tax bill. If the seller has not paid it off, you inherit the remaining balance. Full explanation is on the bond page.
