Where it actually is

Lake Diamond Golf & Country Club, a gated community in southeast Ocala — Marion County, well north of The Villages and firmly outside it. There is no Villages amenity fee here and no Villages bond assessment riding on the lot, so the monthly carrying cost is a different arithmetic problem than the one buyers run in Sumter County.

The course is semi-private: eighteen holes, par 72, open since 1998, and you are not required to join to live here. The lot itself is Phase 4, Block K, Lot 8 — 0.26 acres, 70 feet of frontage by 162 deep — and it backs onto the course rather than onto another rear elevation.

Because this is Marion County, do not carry a Sumter County tax number over to it. The property tax guide explains why the seller’s current bill is the wrong place to start.

What you are looking at

A two-story home built in 2019 — concrete block and stucco on a monolithic slab, shingle roof, heat pump, vinyl plank floors downstairs. The primary suite is on the main floor; the rest of the bedrooms are upstairs. Downstairs runs open: a living room with a fireplace under a vaulted ceiling, a kitchen with a full island and stainless appliances, a breakfast nook behind plantation shutters, a formal dining room framed by columns, and a flex room the current owners use as an office.

Out back, a saltwater pool built in 2021 sits inside a screened enclosure with a composite roof, looking straight out at the fairway. Both the pool and the enclosure were permitted and closed out with the county in 2021 — worth saying, because pools and panels are exactly where unpermitted work tends to turn up.

The solar, since it is the first thing people ask

It is owned, and it conveys with the house. No lease to assume, no lien to take over, no monthly payment following you into the deal. Marion County permit records show two rooftop systems, both permitted and finaled: 11.52 kW installed in 2021, and a 3.04 kW addition in 2022. That is roughly 14.5 kW across 44 panels.

What that is worth depends on how you actually use power, so I would rather show you twelve months of real bills than quote you a savings number. Ask and I will get them.

The honest part

I am the listing agent, so read this with that in mind. Two things I would check carefully if I were buying it, and I will get you the written answer on either:

The insurance. Get the quote early. Florida pricing surprises out-of-state buyers more than any other line item, and a screened pool enclosure is part of that conversation.

The square footage. The listing shows 2,455 square feet. Marion County’s record card presently reflects 1,751 square feet of base area, which is the kind of gap that usually means the county has not picked up the second floor. Measure it or ask for the builder’s plan before you rely on a number — on any house, not just this one.
