The situation

The buyer lived on Yemassee Loop already. He wanted to add to a portfolio, and he wanted this one because he knew exactly what the street was and how it held value.

That is an unusual position to work from. He needed nothing explained about the area. What he needed was speed, clean numbers, and an agent who would not waste his time selling him on a community he already lived in.

What a local investor cares about instead

The bond balance, precisely. On an investment purchase it is a straight line on the cost side. Not a rough range — the actual number.

Total monthly carry. Bond, amenity fee, CDD maintenance, taxes and insurance against realistic rent. That maths decides the deal, not the kerb appeal.

What restrictions apply. Rules on renting vary and matter enormously if the plan is to let it. This is worth confirming for the specific address before you commit, every time.

Resale exit. He was buying something he could sell later, in a section he already knew held up.

Kept it fast and factual. Pulled the exact bond balance and assessment figures, worked the carry against realistic numbers, and got out of the way of a buyer who knew what he was doing.

Closed at $310,000. The best thing I did on this one was not over-explain.

What this tells you
Someone buying a second home on their own street is the strongest possible signal about a section.

Nobody knows a street like the person living on it. When a resident buys another home on the same loop, that tells you more about how the area holds value than any market report will. If you are weighing sections, look at where locals buy twice.
