Buying here, without the surprises.

What your money actually buys, what it really costs each month once the bond and fees are in, and how to do it from another state without getting it wrong.

The short version: the purchase price is the part everyone researches and the part that surprises them least. What catches buyers out here is the monthly carrying cost — bond, amenity fee, CDD maintenance, Florida taxes and Florida insurance — and choosing the wrong part of The Villages because it looked right online.

How I’d work with you

  1. Work out what you actually want

    Full-time or seasonal, how close to a square, cart accessible or not, how much house you genuinely need. This conversation saves more money than any negotiation does.

  2. The real monthly number, before you fall in love

    For any address you’re serious about I’ll pull the bond balance, the maintenance assessment and the tax figure, so you’re comparing homes on what they cost to own rather than what they cost to buy.

  3. Honest showings, including remote

    If you’re out of state I walk the home on video and point the camera at what’s wrong with it, not just the kitchen. Nobody should buy off listing photos.

  4. An offer with the real maths in it

    Bond balance sits next to the price in the analysis. Plenty of agents skip that and their buyers find out later.

  5. Inspection through closing

    I attend the inspection. Florida closings are routinely handled remotely, so you don’t need to fly in twice.

Donna moved down from New York. Bond, CDD, amenity fees, deed restrictions — none of it existed the last time she did this. We slowed the whole thing down and went through every line before looking at a single home. She bought with confidence rather than confusion.

What I won’t do

I won’t put a clock on you. Inventory moves and another one always comes. The expensive mistake is not missing a house — it’s buying in the wrong area because somebody made you hurry.

If you can, rent for a season first. I’ve never had a client regret it.

Common questions

What does it cost me to use you as a buyer's agent?

Buyer representation and how it is paid is agreed in writing up front, before we tour anything. Since the 2024 industry changes this is a real conversation rather than an assumption, and I will walk you through the options on a call.

Can I buy without flying down first?

Yes, and people do it regularly. It needs an agent who shows you what is wrong with a home on video rather than only what is right, and a proper inspection contingency kept intact. Remote closing is routine in Florida.

New construction or resale?

Resale in an older section often means the bond is paid off or nearly so, mature landscaping and proximity to established squares. New construction gives you a current floor plan and a warranty but usually a full bond balance. Neither is automatically better.

How much do I need beyond the purchase price?

Plan for the amenity fee at $204 per month at the 2026 prevailing rate, the CDD maintenance assessment, the bond if the lot still carries one, property taxes and insurance. Insurance is the line most out-of-state buyers underestimate.

Should I rent before I buy?

If you can, yes. A season here teaches you more about which part of The Villages suits you than any amount of online research.
