The situation

Buyers relocating from Massachusetts — a real move, not a second home. When someone is leaving the Northeast permanently, the criteria shift. They are not choosing a place to spend February. They are choosing where they live.

That means the questions get harder and better: what does this actually cost every month, what is summer really like, how far is a hospital, and is this the kind of place where you know your neighbours.

What northern buyers consistently get wrong

Insurance. Every single time. What you pay in Massachusetts bears no relation to a Florida premium, and roof age drives the number harder than almost anything else. We get a real quote on the specific address before the inspection period closes, not a rough figure afterwards.

The monthly, not the price. Bond, amenity fee and CDD maintenance are three separate charges on top of taxes and insurance. Two homes at the same asking price can cost meaningfully different amounts to own.

Summer. Everyone visits in February. If you are moving here full-time you should know what August feels like before you commit, not after.

What I did

Walked homes on video and pointed the camera at the problems, not just the kitchen — the fence, the water stain, the neighbour’s boat. Pulled the real bond balance and assessment figures for each address they were serious about, so they were comparing cost of ownership rather than list price.

Then attended the inspection, so somebody on their side was standing in the house.

What this tells you
If you’re moving from the Northeast, get the insurance number early.

It is the single most common shock, and it is entirely avoidable. Get a real quote on the actual address inside your inspection period. Roof age matters more than square footage in that calculation, and a twelve-year-old roof can change the figure substantially.

Questions this raises

Can I buy in The Villages area from Massachusetts without flying down?

Yes, and it happens regularly. It needs an agent who will show you what is wrong with a home on video rather than only what is right, and a proper inspection contingency kept intact. Florida closings are routinely handled remotely.

How much more is Florida insurance than Massachusetts?

It varies too much by home to quote, which is exactly why you get a real quote on the specific address rather than an estimate. Roof age, roof material and location drive it. Assume it will be higher than you expect and budget accordingly.

Is Oxford part of The Villages?

Oxford sits adjacent and some Villages sections extend into that area. It often means more land for the money. Whether a specific home carries Villages amenity access depends on the address, and that is worth confirming before you fall in love with it.

Should we rent for a season first?

If you can, yes — especially moving from the Northeast permanently. A summer here tells you things no amount of research will. I have never had a client regret renting first.
